Roof top signs of a failing roof:
    • Missing shingles: If you notice any gaps or areas where shingles are completely missing, it is a clear indication of shingle damage. Missing shingles expose your roof to the elements, increasing the risk of water penetration.
    • Curling shingles: Shingles that are curling or buckling are a sign of aging or improper installation. When shingles curl, they become less effective in protecting your roof from water and other elements.
    • Cracked shingles: Cracked shingles can occur due to extreme weather conditions, such as hail or high winds. These cracks can allow water to seep into your roof, leading to leaks and potential water damage.
    • Blistering shingles: Blisters on shingles occur when moisture becomes trapped underneath the surface. These blisters can eventually lead to more significant issues, such as leaks and further damage to the shingles.
    • Moss or algaeExcessive amounts of moss or algae on the roof can trap moisture and cause shingles to lift 
    • SaggingLook for areas on the roof that appear to be sagging or warped. 
    • DebrisLeaves and other debris on the roof can cause dams that trap moisture and lead to deterioration.
    • Damaged flashingFlashing is used to seal joints and keep water off of them. Check that it’s not damaged or providing inadequate coverage.
    • Damaged ventsCheck for cracked housings on plastic roof vents and broken seams on metal ones.
    • DentsCheck for dents in roof vents, roof flashing, and shingles.
    • Granular loss: The gradual shedding of tiny asphalt particles from the surface of shingles, which can make them look dull and worn. It’s a common occurrence that’s part of the natural aging process for roofs. Signs of granular loss include:
      • Bald or shiny patches on the shingles
      • Discolored or faded shingles
      • A pile of granules at the base of downspouts or in gutters.
Interior signs of a failing roof: Key signs of roof damage in the attic:
    • Water stains:Dark spots on the attic ceiling or wood framing, indicating water leakage from the roof.  (Water stains can also be seen on interior walls/ceilings)
    • Sagging wood:Areas of the attic ceiling or framing that appear to be drooping, signifying significant water damage.
    • Discoloration: Faded or stained areas on wood framing due to moisture exposure.
    • Cracking or splintering:Visible cracks or splinters in the wood framing, often around areas of water damage.
    • Damp insulation: Insulation that feels wet or clumped together, suggesting recent water intrusion.
    • Mold growth: Visible mold or mildew on insulation or wood, a sign of prolonged moisture.
    • Missing shingles: If you can see gaps in the roof deck from the attic, it could indicate missing shingles.
    • Light coming through: Daylight entering the attic through cracks or gaps in the roof indicates potential leaks.
    • Musty smell: A damp or musty odor in the attic can be a sign of a recent leak.
